Commercial Flooring, Tile & Materials Procurement

Send us your plans, finish schedule, or bid package. We review product availability, lead times, alternates, and performance requirements, then coordinate procurement and delivery for commercial projects in Montana, Northern Idaho, and other destinations we can quote and confirm in writing. Our three physical locations are in Northwest Montana — showrooms in Lakeside and Kalispell and a warehouse in Columbia Falls.

Northern Lights Design is a specialty materials supplier — we don't perform installation. We own specification, sourcing, availability, and delivery; your contractor owns the labor.

    Total Cost of Ownership

Compare Materials on Ten Years, Not One Invoice

These eight factors decide what a commercial floor actually costs. We build the comparison with you before the spec is locked.

    Expected service life

The purchase price divided by realistic years in service is the only cost number that matters at the portfolio level.

    Maintenance program

Daily cleaning chemistry, periodic restoration, and whether your team or a vendor performs it.

    Downtime to replace

A cheaper material replaced twice as often costs two closures, not one purchase.

    Repairability

Plank and tile formats can be spot-replaced; sheet and broadloom often cannot without a visible seam.

    Attic stock

Reserve material at purchase. Dye lots and product lines both disappear faster than buildings wear out.

    Moisture & slip

Entry zones, kitchens, and pool decks drive both liability and premature failure.

    Acoustics

IIC and STC requirements in multifamily and hospitality determine underlayment before aesthetics do.

    Appearance retention

Traffic-lane wear determines when a floor looks replaced, which usually precedes when it needs replacing.

Proof From Projects in the Valley

    Common Questions

    Commercial Questions, Answered FAQ

No. Northern Lights Design is a specialty materials supplier — we don't perform installation. On commercial projects we handle specification support, product sourcing, availability and lead-time review, substitutions and alternates, staging, and delivery. Installation is performed by your general contractor or flooring subcontractor.

Yes. Send the finish schedule, spec section, or bid package and we'll return product availability, current lead times, pricing on the specified items, and documented alternates where a specified product is discontinued, back-ordered, or tariff-exposed. That review is the fastest way to find schedule risk before it hits the job.

Purchase price is the least reliable comparison. Model total cost of ownership across five and ten years: expected service life, daily maintenance requirements, cleaning chemistry, downtime to replace, repairability, attic stock availability, moisture and slip exposure, acoustic performance, and appearance retention. A material that costs 30% more and lasts twice as long with spot repair is usually the cheaper floor.

Almost always, with planning. It requires phasing the space into zones, sequencing night or low-occupancy work, routing customers and staff around active areas, planning dust and noise control, staging material off-site, respecting adhesive and setting cure times, and holding contingency stock. Send us your floor plan and operating schedule and we'll help build the material side of a phasing plan with your contractor.

We plan for it at order time. Purchasing replacement material in the original dye lot and storing it at our Columbia Falls warehouse or on your property is far cheaper than a visible mismatch three years later — particularly on carpet tile, LVT, and porcelain that turn over frequently.

Our commercial work in the region includes hospitality, restaurant, and performing-arts projects — among them Everhome Suites, Harbor Grille, and the Whitefish Performing Arts Center. Our case studies page covers materials selected, performance requirements, and how each project was sourced.

Imported porcelain, natural stone, and some resilient products carry meaningful tariff and freight exposure, and costs have moved materially since 2024. We flag which specified items are import-dependent, identify domestically produced alternates where the performance criteria allow, and confirm pricing validity windows so a budget doesn't quietly expire between design and procurement.
