Northern Lights Design is a specialty materials supplier. We handle specification guidance, sourcing, procurement, and delivery coordination — we don't perform installation. Labor is carried by your general contractor or flooring subcontractor.
What This Project Type Has to Solve
The property can't close
Renovations happen floor by floor or wing by wing around occupancy. Material has to arrive in matching lots, on the phase dates, without a staging pile in a public corridor — which makes delivery sequencing as important as the product choice.
Brand standards narrow the field
Franchise and brand programs often name specific products or performance criteria. When something on that list is discontinued, back-ordered, or import-exposed, you need a documented alternate that still meets the stated criteria rather than a substitution nobody can defend.
Dye lots outlive nobody's memory
A corridor repaired two years later with a different lot reads as a patch. Reserving attic stock at order time — in the original run — is far cheaper than re-flooring a floor to make one repair disappear.
Guest-facing damage shows fast
Rolling luggage, housekeeping carts, spilled coffee, and entry grit concentrate in predictable lanes. Appearance retention in those lanes, not average wear, decides when a hotel floor looks replaced.
Performance & Specification Considerations
Acoustics between floors
Guest-room assemblies are usually driven by impact and airborne sound requirements before aesthetics. Underlayment, backing, and the full assembly determine whether a hard-surface product is even viable over occupied rooms.
Wear layer and traffic class
Resilient products carry wear-layer thickness and commercial traffic ratings; carpet carries fiber type, face weight, and construction. Match these to the actual traffic of each zone instead of specifying one product building-wide.
Repairability by format
Carpet tile and plank formats can be spot-replaced during a normal housekeeping window. Broadloom and sheet goods usually can't be repaired without a visible seam or a room out of service.
Cleaning chemistry and moisture
Housekeeping products, entry snowmelt, and pool or spa areas all interact with finishes and grout. Confirm the maintenance chemistry your staff actually uses against the manufacturer's care requirements before the spec is locked.
Slip resistance in wet zones
Entries, pool decks, spa areas, and back-of-house wet zones carry different slip-resistance expectations than a dry corridor. These zones drive both product selection and liability exposure.
Lead time and phasing risk
A product with a long production window can't support a phase schedule set months earlier. We flag lead-time risk on the specified items early, while there's still room to hold an alternate.

Share the finish schedule, brand standard, renovation scope, or bid package. Floor plans and phase dates help us line material up against the schedule.

Spec and availability review
We check each specified item for current availability, lead time, import exposure, and discontinuation risk, and note where an alternate would meet the stated performance criteria.

Samples and approvals
We pull samples of the specified products and any alternates so ownership, brand, and design can approve against the real material rather than a rendering.

Quote and attic stock
Pricing covers the project quantity plus the replacement stock you want reserved from the same run, so later repairs match.

Procurement and freight coordination
Orders are placed and routed through manufacturer and distributor shipping networks. Our three physical locations are in Northwest Montana — showrooms in Lakeside and Kalispell and a warehouse in Columbia Falls. Beyond that footprint we work through manufacturer and distributor shipping networks and freight carriers, so material can be routed to projects across Montana, Northern Idaho, and the rest of the country without us maintaining crews or branches there.

Staged or jobsite delivery
Material can be held at our Columbia Falls warehouse and released by phase, or shipped directly to the property. Your installer receives and installs it.
